Getting
Ready to Sell If you've made the decision to
sell your home, you'll want to look at it differently. Looking at it
through "buyer's eyes" can help you package it to sell more
quickly and bring a higher price. Getting your home ready to show
doesn't need to be expensive. Some outlay may be necessary for painting,
for replacing worn carpet, and for repairs in general. There are many
things you can do that cost absolutely nothing, except time and elbow
grease. When you begin preparing your home
to sell, start outside and work your way in. It is important to keep in
mind first impressions. More than half of all houses are sold before the
buyers get out of their cars. Stand across the street from your house and
assess its curb appeal. What can you do to make that first impression a
lasting one. Here are some ideas to get started: Outdoors: · Keep lawn and shrubbery trimmed · Remove toys and any clutter · Clean any outdoor furniture · Repair broken windows or shutters · Repaint trim if necessary · Have front entry spotlessly clean · Front door-polish brass · Add fresh mulch or bark to beds · Add potted or hanging flowers to porch or deck · Hose down siding, brick or stucco · Clean windows inside and out · Remove extra vehicles from curb view · Clean garage of everything but cars Indoors: ▪ Unclutter: Clutter makes every room smaller and buyers have a hard time
imagining themselves in it. By removing or storing things you don't need,
you can create a larger, more comfortable feeling that will be inviting to
prospective buyers. ▪ You can create space by storing some of the extra furniture that makes a
crowded impression. Place remaining furniture so traffic can flow easily
from room to room. ▪ Clear extra appliances, accessories from counter tops and remove and pack
extra dishes from inside cupboards. ▪ Remove papers and clutter from coffee tables, end tables, furniture
bookshelves. ▪ Straighten closets, remove clothes you haven't worn in the last year,
straighten play area and store extra toys. ▪ Clean: A clean home gives the impression it has been well cared for. Be sure
each room smells as good as it looks. ▪ Scrub the kitchen paying special attention to the oven, cook top, inside the
refrigerator and yes, inside the dishwasher. ▪ Make the kitchen warm and welcome keeping the sink and faucets shining and
free of dirty dishes. ▪ Wipe inside of cupboards and polish cabinets. ▪ Scrub and wax floors, clean carpets or replace if necessary. Paint and
carpet are two areas where you can always recoup your investment. ▪ Scrub bathrooms, remove stains and mold and repair dripping faucets. Polish
chrome and mirrors to a sparkle. ▪ Polish furniture and woodwork ▪ Remove dust from all light fixtures and bulbs. ▪ Repair: Repair anything that needs fixing. if you think it's too much
trouble to fix, buyers will too. Buyer's think repairs cost much more than
they actually do and this is reflected in the amount they offer for your
house. ▪ Repair doors, windows, screens, leaky faucets, wall and ceiling cracks,
siding, fences, sidewalks an driveways, toilets and plumbing, grout and
caulking as needed, painting and replacing if necessary. ▪ Neutralize: Neutral paint, decor and carpeting create a home for any
lifestyle and helps the buyer see their own things and themselves in your
home. ▪ Eliminate drastic colors and accessories and help buyers concentrate on
positive impressions. ▪ Remove distracting posters ▪ Finishing Touches: This makes the exterior and interior of your home
special. Your home will be competing with many other homes on the market,
therefore, you need to make it stand out and be memorable. Look in
magazines for ideas. This is the finishing touch! ▪ Add a large plant or wreath at the entrance. ▪ Add potted plants or flowers to a deck or porch ▪ Borrow lawn furniture ▪ Add fresh mulch or bark to beds. ▪ Add scented soaps or candles to the bathroom ▪ Use your best towels and accessories ▪ Build a fire in the fireplace (weather permitting) ▪ Put linens out and set the table ▪ Use fresh flowers ▪ Drape an afghan over a chair ▪ Open a book on a nightstand ▪ Use decorative pillows or shams on the bed ▪ Arrange toys to look inviting ▪ Display a project in work or hobby areas ▪ Arrange games in play area ▪ Arrange laundry supplies to suggest ease of work ▪ And finally it's SHOWTIME-This is the final step before each time your house
